That mix means lot sizes and yard conditions vary block by block more than in most of our other West Metro cities.

Older ranch homes on their original quarter-acre lots typically have more established grade and, in many cases, more mature tree cover than the newer townhome developments, which tend to sit on smaller, flatter, more recently graded lots with little or no existing canopy. Piedmont red clay is the base soil across both, but the smaller lot sizes common in newer Smyrna development mean less total square footage per job even where the per-square-foot sod price is identical.
