Vinings is one of the smallest and most affluent communities in our West Metro coverage, tucked into the hills above the Chattahoochee River near the upscale shops and restaurants of Vinings Jubilee. Lots here tend to run smaller than the sprawling new-build subdivisions further out in Cobb County, but the terrain is noticeably hillier, with more grade change across a single yard than you typically see in a flatter subdivision closer to the highway corridors.
That hillier terrain, combined with mature tree cover on many of the older streets, means Vinings yards need a more careful read than a standard flat lot. Slopes shed water differently on different sides of a house, and established shade from decades-old trees is common enough that a full-sun grass like Bermuda is often the wrong default here, even though it is the default for most of the rest of our service area.
